Basically you give a Jewish banker a permanent lien on your home with a principal value reflecting its market price. But the principal is never repaid, you just pay the "interest" on the principal each month, for eternity. An effective annual rate of like 2.5%. Take the money you save from not buying the house (edit: not paying the purchase price) and invest it in the market, which is a 10% return on average. The 7.5% difference is free money in your pocket every year of your life. You can also devise the property to your heirs so your kids can continue to pocket 7.5% per year reliably
You’re not Financing hard enough. If you really wanted to build a Goldmanesque financial product you’d structure it so that the homeowner and the bondholder split any appreciation 80-20 (no greedier than that, to keep incentives aligned).
You know what would make you MEGA RICH? Engineering AAA rated market-rate bonds with an equity kicker backed and secured by housing stock AND that, when mass adopted by wagecucks, allow housing prices to inflate to infinity!

I dont think that would be legal since as the purchaser, I own the property. But you are right that 7.5% profit per year is actually underselling it because the home value also goes up by 4-5% per year. So 12.5% all-in for the buyer and heirs
